The Stages of Construction With Sandcastle Homes

  1. Forms and Permits – The initial step involves obtaining all necessary permits and preparing the forms for the foundation. This critical phase ensures compliance with local regulations and standards.
  2. Slab and Driveway Poured – A registered professional engineer inspects the foundation, and the City of Houston inspects the plumbing, sewer connections, and foundation. Once permitted, the slab and driveway are poured, providing a solid foundation for your new home and a stable base for construction.
  3. Frame and Cornice – During the framing stage, walls, roof trusses, and floor systems are assembled, bringing your home’s structure to life. Cornice work, including the roof’s edge and exterior trim, follows. After a windstorm inspection by the City of Houston, siding is installed. Custom cabinetry measurements are taken once the frame is complete. Since custom cabinets take about six weeks to complete, you must choose the wood type and color by this stage.
  4. Mechanicals and Roofing – Mechanical systems, including plumbing, electrical, and HVAC, are installed. The roof is completed with 30-year shingles to protect the interior.
  5. Inspections and Insulation – Various inspections ensure compliance with building codes and standards. Once passed, insulation is installed for energy efficiency and comfort. These City of Houston inspections cover structural, electrical, mechanical, and plumbing codes.
  6. Sheetrock and Texture – Walls and ceilings are covered with sheetrock, also known as drywall, and textured for painting and finishing. Your new house will start to look like a home once the sheetrock is in place.
  7. Trim and Cabinets – Interior trim, including baseboards, door casings, and crown molding, is installed, along with custom cabinets, enhancing functionality and aesthetics.
  8. Wallout – Walls are prepared for painting and enamel application.
  9. Tile and Countertops – Tile and countertops are installed.
  10. Mechanical Trim and AC Start – Installation of electrical fixtures, plumbing, and HVAC components are installed, and the air conditioning system is started to ensure proper functioning.
  11. Punch Out – The punch-out phase involves addressing any minor issues or finishing touches to perfect the home. This includes an internal inspection to ensure everything looks good and works properly before moving forward.
  12. Wood Floors – Hardwoods are installed, adding warmth and elegance to the interior spaces.
  13. Paint Punch – Any necessary touch-ups to the paintwork are completed. Hardware, mirrors, and shower doors are also installed.
  14. QA Inspections – This includes final City of Houston building code inspections, and QA Inspection by an outside firm are completed.
  15. Home Complete – The final stage is the completion of your new home. All construction activities are finalized, and the home is thoroughly cleaned, ready for your buyer walks. A few weeks before closing, we will contact you to schedule a third-party private inspection. Your superintendent will review the report with you during the Introduction Walk, which occurs seven to ten days before closing and lasts two to four hours. During this walk, you will learn about your home’s features, warranty, and maintenance, and list any needed cosmetic corrections. A final walk-through one to two days before closing ensures all items are completed, allowing you to sign off on the home’s final acceptance.
  16. Home Is Move in Ready – All buyer walks are completed and private inspections and now your home is complete and move in ready! And it’s time to schedule your closing date.
