1. Pricing too high for your market – One of the biggest issues that sellers have is pricing their home too high. If you price too high, this can lead to your home being on the market for a longer period, which can lead to the urgency in buyers to decrease. It does help to work with a professional who can help you to make sure you are pricing your home correctly. If you are not working with a real estate agent, then it is important to get to know your market area and research some comps of similar homes that have recently sold.
2. Skipping the necessary preparation – When it’s time to sell your home, it is best to take your time to make sure your home is 100% ready to be on the market. Take the time to de-clutter your home, this includes personal items and any disorder that could turn buyers away. Also, repairing and upgrading items can add more value to your home plus make the appearance that much better! Re-painting, landscaping, and replacing cabinet hardware/ light fixtures are some examples of items to take care of. It is always a good idea to have your whole home professional cleaned as well.
3. Getting emotionally involved – Selling your home after years and years of living in it can sometimes be hard to deal with for some people. It is important to remember not to let your emotions be involved in the process and to remember that this is a business transaction. In addition, this also includes not being present at the showings of your home. No matter how hands on you want to be as the seller, it can be an awkward situation for potential buyers when the owner of the home is present.
4. Not hiring a professional – Choosing to work with a real estate agent when selling your home can make all the difference in the world. From pricing to marketing the home, they can be a major help in this stressful process. When searching for a professional to work with, it is important to ask questions about their experience, market knowledge and their marketing skills.
